부동산 토큰증권(STO) 플랫폼 ‘소유’를 운영하는 루센트블록(대표 허세영)이 오는 10월 금융위원회가 신설하는 신탁수익증권 유통 관련 투자중개업 인가 취득을 추진한다고 4일 밝혔다.
정부의 STO 법제화 과정에서 금융당국이 발행·유통 분리 원칙을 도입함에 따라 대부분의 조각투자 업체들이 발행 라이선스를 선택한 가운데, 루센트블록은 발행과 유통을 함께 운영해 온 경험을 바탕으로 유통 플랫폼에 집중하기로 결정했다.
루센트블록은 2018년 설립 이후 “모두에게 소유의 기회를”이라는 철학 아래 상업용 부동산 조각투자 서비스를 운영 중이다. 지난 3년간 F&B, 호텔, 오피스 등 11건의 자산을 완판하며 약 50만 명의 고객을 확보했다. 모든 상품은 5000원부터 투자할 수 있어, 기존에 진입 장벽이 높았던 부동산 투자의 접근성을 낮췄다는 평가를 받는다.
루센트블록은 이번 유통 인가 추진을 통해 기존 부동산 상품뿐 아니라 다양한 실물자산으로 투자 영역을 확대할 예정이다. 인가 취득 후에는 여러 발행 주체가 선보이는 자산을 선별해 거래소에 상장함으로써, 투자자에게 더욱 폭넓은 선택권을 제공할 수 있게 된다.
특히 루센트블록은 현재 ‘소유’ 앱의 모든 부동산 자산의 경우 기존 방식으로 관리하고, 유통 플랫폼 인가 이후 신규 자산은 제도권 내에서 안전하게 거래될 수 있도록 환경을 구축하겠다는 계획이다.
허세영 루센트블록 대표는 “그동안 부동산 조각투자를 통해 투자 접근성을 개선했다면, 이제는 유통 인가를 통해 누구나 원하는 실물자산을 지분으로 소유할 수 있는 시대를 열고자 한다”며 “제도권 내에서 투자자가 신뢰할 수 있는 실물자산 거래소를 구축하는 것이 목표”라고 말했다.
한편, 루센트블록은 지난 8월 서울시와 공공자산 토큰화 사업 협약을 체결했다. 공공자산을 디지털화해 활용도를 높이고 시민과 개발이익을 공유하는 모델 구축에 참여하고 있다.

However, Lucent Block decided to focus on the distribution platform based on its experience in operating both issuance and distribution.
Founded in 2018, LucentBlock has been providing commercial real estate piece investment services under the philosophy of "giving everyone the opportunity to own." Over the past three years, it has sold out 11 properties, including F&B, hotels, and offices, securing approximately 500,000 customers. Investments in all products start from 5,000 won, making real estate investment, previously considered a high barrier to entry, more accessible.
Through this distribution approval process, LucentBlock plans to expand its investment horizon beyond existing real estate products to include a variety of real assets. Upon obtaining approval, it will be able to select assets from various issuers and list them on the exchange, providing investors with a wider range of options.
In particular, Lucent Block plans to manage all real estate assets in the current 'Own' app in the existing manner, and to establish an environment where new assets can be safely traded within the institutional framework after the distribution platform is approved.
“While we have improved investment accessibility through piecemeal real estate investments, we now aim to open an era where anyone can own shares of desired real assets through distribution approval,” said Heo Se-young, CEO of Lucent Block. “Our goal is to build a real asset exchange that investors can trust within the institutional framework.”
Meanwhile, LucentBlock signed an agreement with the Seoul Metropolitan Government in August to tokenize public assets. They are participating in building a model that digitizes public assets to increase their usability and share development profits with citizens.

政府のSTO法制化過程で金融当局が発行・流通分離原則を導入するにつれて、ほとんどの彫刻投資業者が発行ライセンスを選択した中で、ルセントブロックは発行と流通を共に運営してきた経験をもとに流通プラットフォームに集中することに決めた。

一方、ルーセントブロックは去る8月ソウル市と公共資産トークン化事業協約を締結した。公共資産をデジタル化して活用度を高め、市民と開発利益を共有するモデル構築に参加している。

Grâce à ce processus d'approbation de distribution, LucentBlock prévoit d'élargir son horizon d'investissement au-delà des produits immobiliers existants pour inclure une variété d'actifs réels. Une fois l'approbation obtenue, elle pourra sélectionner des actifs auprès de divers émetteurs et les coter en bourse, offrant ainsi aux investisseurs un plus large éventail d'options.
En particulier, Lucent Block prévoit de gérer tous les actifs immobiliers de l'application actuelle « Own » de la manière actuelle et d'établir un environnement dans lequel les nouveaux actifs peuvent être négociés en toute sécurité dans le cadre institutionnel après l'approbation de la plateforme de distribution.

Parallèlement, LucentBlock a signé en août un accord avec le gouvernement métropolitain de Séoul pour la tokenisation des actifs publics. L'entreprise participe à la construction d'un modèle de numérisation des actifs publics afin d'en accroître l'utilisation et de partager les bénéfices du développement avec les citoyens.
