부동산 토큰증권(STO) 플랫폼 ‘소유’를 운영하는 루센트블록(대표 허세영)이 3호 공모 자산인 ‘대전 창업스페이스’의 매각 여부를 결정하기 위한 수익자총회를 오는 7월 2일부터 9일까지 진행한다고 25일 밝혔다.
소유의 세 번째 상장 건물인 대전 창업스페이스는 2022년 12월, 공모 첫 날 조기 마감돼 연 5%대의 안정적인 배당 수익을 제공해왔다. 이번 매각은 루센트블록의 첫 매각 추진 사례로, 수익자총회 결과에 따라 매수인에게 9억2000만원(VAT 별도)에 매각될 예정이며, 공모 투자자 기준 운영 수익과 처분 수익을 포함한 누적 수익률은 약 15%로 추산된다.
수익자총회는 내달 2일부터 루센트블록 ‘소유’ 앱을 통해 전자투표 방식으로 진행, 의결권자는 보유 수익증권의 수량만큼 투표권을 행사할 수 있다. 매각은 의결권자의 3분의 1 이상이 투표에 참여하고, 이 중 3분의 2 이상이 찬성할 경우 확정된다. 수익자총회 동안 대전 창업스페이스의 장내 거래는 중단된다.
대전 창업스페이스는 대전광역시 유성구 어은동에 위치한 지상 3층, 연 면적 약 130평 규모 건물로 1층은 카페, 2~3층은 청년 창업가를 위한 공유 오피스로 구성돼 있다. 카이스트와 충남대학교가 인접한 대학 상권 내 창업 특화 지역이자 비수도권 최초의 팁스타운 조성지로, 현재 창업 공간 운영사 ‘윙윙’이 장기 임차 중이다.
특히, 인근에 대전 하나 스타트업파크가 지난 3월 개소하며 지역 창업 생태계가 본격 확장된 점이 주요 매각 추진 배경으로 꼽힌다. 대전 하나 스타트업파크는 100개 이상의 창업·벤처기업, 투자사, 유관기관이 집적된 대규모 인프라로 향후 자산 가치 상승이 기대되는 지역거점으로 평가받고 있다.
또한, 해당 자산은 전체 공모 참여자 중 약 60%가 대전 시민으로 구성돼 있는 것이 특징이다. 지역민이 직접 투자한 자산의 매각 여부를 결정함으로써, 투자 수익 실현은 물론 지역 부동산에 대한 관심과 참여를 확대하는 선순환 구조가 형성됐다는 분석이다.
허세영 루센트블록 대표는 “대전 시민의 참여로 시작된 부동산 투자가 안정적인 배당 수익에 이어 매각 여부 결정 단계에 이른 것은 지역 중심 투자 활성화의 의미 있는 진전”이라며 “앞으로도 투자자와 지역사회가 상생하는 구조를 지속적으로 확장해 나가겠다”고 밝혔다.

LucentBlock (CEO Heo Se-young), which operates the real estate token securities (STO) platform 'Soyou', announced on the 25th that it will hold a general meeting of beneficiaries from July 2nd to 9th to decide whether to sell the 3rd public offering asset, 'Daejeon Startup Space'.
The third listed building owned by the company, Daejeon Startup Space, closed early on the first day of the public offering in December 2022 and has provided a stable dividend income of 5% per annum. This sale is the first sale case of Lucent Block, and it is expected to be sold to the buyer for 920 million won (excluding VAT) based on the results of the general meeting of beneficiaries, and the cumulative return including operating income and disposal income based on the public offering investors is estimated to be approximately 15%.
The beneficiary general meeting will be held from the 2nd of next month through electronic voting via the Lucent Block 'Ownership' app, and voting rights can be exercised in proportion to the number of beneficiary securities held. The sale will be confirmed if more than one-third of voting rights participate in the vote, and more than two-thirds of them are in favor. During the beneficiary general meeting, on-exchange trading of Daejeon Startup Space will be suspended.
Daejeon Startup Space is a three-story building with a total floor area of approximately 130 pyeong located in Eoeun-dong, Yuseong-gu, Daejeon Metropolitan City. The first floor is a café, and the second and third floors are shared offices for young entrepreneurs. It is a specialized startup area within the university district adjacent to KAIST and Chungnam National University, and is the first Tipstown development site outside the metropolitan area. Currently, startup space operator 'WingWing' is in a long-term lease.
In particular, the opening of Daejeon Hana Startup Park in March of this year, which has led to a full-scale expansion of the local startup ecosystem, is cited as a major reason for the sale. Daejeon Hana Startup Park is a large-scale infrastructure with over 100 startups, venture companies, investment firms, and related organizations, and is evaluated as a regional base with expected increases in asset value in the future.
In addition, the asset is characterized by the fact that approximately 60% of all public offering participants are Daejeon citizens. The analysis is that a virtuous cycle structure has been formed in which local residents directly decide whether to sell the assets they have invested in, thereby realizing investment returns and expanding interest in and participation in local real estate.

所有の3番目の上場建物である大田創業スペースは2022年12月、公募初日早期締め切り年5%台の安定的な配当収益を提供してきた今回の売却はルセントブロックの初売却推進事例で、収益者総会の結果により売買人に売却人に9億200万ウォン収益と処分収益を含む累積収益率は約15％と推定されています。
収益者総会は来月2日からルーセントブロック「所有」アプリを通じて電子投票方式で進行、議決権者は保有収益証券の数量だけ投票権を行使することができる売却は議決権者の3分の1以上が投票に参加して取引は中断されます。
大田創業スペースは大田広域市儒城区アウンドンに位置する地上3階、年面積約130坪規模の建物で、1階はカフェ、2～3階は青年創業者のための共有オフィスで構成されている。 「ウイングウィング」が長期賃借中だ。
特に、近隣に大田ハナスタートアップパークが去る3月に開所し、地域創業生態系が本格拡張された点が主要売却推進の背景に挙げられる。
また、当該資産は全体の公募参加者のうち約60％が大田市民で構成されているのが特徴である。

运营房地产代币证券(STO)平台“Soyou”的LucentBlock(代表许世英)25日宣布，将于7月2日至9日召开受益人大会，讨论是否出售第3次公开募股资产“大田创业空间”。
该公司拥有的第三栋上市建筑——大田创业空间（Daejeon Startup Space）于2022年12月公开募股首日提前关闭，并提供了每年5%的稳定股息收入。此次出售是Lucent Block的首例出售案例，预计根据受益人大会结果，以9.2亿韩元（不含增值税）的价格出售给买家，包括营业收入和基于公开募股投资者的处置收益在内的累计回报率估计约为15%。
受益人大会将于下月2日起通过Lucent Block“Ownership”应用程序以电子投票方式举行，投票权将根据持有的受益证券数量按比例行使。若有超过三分之一的投票权参与投票，且其中三分之二以上赞成，则出售确认。受益人大会期间，大田创业空间的场内交易将暂停。
大田创业空间位于大田广域市儒城区鱼云洞，是一栋三层建筑，总建筑面积约130坪。一楼为咖啡厅，二楼和三楼为面向年轻创业者的共享办公室。它是毗邻韩国科学技术院（KAIST）和忠南国立大学的大学区内的一个专业创业区，也是首都圈外首个Tipstown开发项目。目前，创业空间运营商“WingWing”已签订长期租赁协议。
值得一提的是，今年3月大田韩亚创业园区的开放，带动了当地创业生态系统的全面扩张，被认为是此次出售的主要原因。大田韩亚创业园区是一个大型基础设施，拥有超过100家初创企业、风险投资公司、投资公司及相关机构，被评估为未来资产价值有望提升的区域基地。
此外，该资产的特点是所有公开发行参与者中约有60%是大田市民。分析认为，这已经形成了一个良性循环结构，即当地居民直接决定是否出售自己投资的资产，从而实现投资回报，并扩大对当地房地产的兴趣和参与度。

LucentBlock (PDG Heo Se-young), qui exploite la plateforme de titres de jetons immobiliers (STO) « Soyou », a annoncé le 25 qu'elle tiendrait une assemblée générale des bénéficiaires du 2 au 9 juillet pour décider de vendre ou non le 3ème actif d'offre publique, « Daejeon Startup Space ».
Le troisième immeuble coté en bourse appartenant à la société, Daejeon Startup Space, a été clôturé par anticipation dès le premier jour de l'introduction en bourse en décembre 2022 et a généré un dividende stable de 5 % par an. Cette vente, la première du Lucent Block, devrait être vendue à l'acheteur pour 920 millions de wons (hors TVA) sur la base des résultats de l'assemblée générale des bénéficiaires. Le rendement cumulé, incluant le résultat d'exploitation et le résultat de cession, est estimé à environ 15 % par les investisseurs ayant participé à l'introduction en bourse.
L'assemblée générale des bénéficiaires se tiendra à partir du 2 du mois prochain par vote électronique via l'application Lucent Block « Ownership ». Les droits de vote pourront être exercés proportionnellement au nombre de titres bénéficiaires détenus. La vente sera confirmée si plus d'un tiers des droits de vote participent au vote et si plus des deux tiers d'entre eux sont favorables. Pendant l'assemblée générale des bénéficiaires, la cotation en bourse de Daejeon Startup Space sera suspendue.
Daejeon Startup Space est un bâtiment de trois étages d'une superficie totale d'environ 130 pyeong, situé à Eoeun-dong, Yuseong-gu, dans la métropole de Daejeon. Le rez-de-chaussée abrite un café, tandis que les deuxième et troisième étages sont des bureaux partagés pour les jeunes entrepreneurs. Il s'agit d'un espace dédié aux startups situé dans le quartier universitaire, à proximité du KAIST et de l'Université nationale de Chungnam.
