부동산 토큰증권(STO) 플랫폼 ‘소유’ 운영사 루센트블록(대표 허세영)은 수익자총회 결과 3호 공모 자산 ‘대전 창업스페이스’의 매각이 최종 확정됐다고 10일 밝혔다.
루센트블록이 지난 2일부터 9일까지 8일간 소유 앱을 통해 수익자총회를 진행했다. 전체 의결권 182000 주 가운데 64.3%가 전자투표에 참여, 이 중 96.8%가 찬성함에 따라 대전 창업스페이스는 9억2천만 원(VAT 별도) 금액으로 매각될 예정이다. 매각 절차는 해당 자산의 수익증권 발행사인 교보자산신탁과 공동으로 담당한다.
대전 유성구 어은동에 위치한 대전 창업스페이스는 연면적 약 130평 규모의 지상 3층 건물로 청년 창업자를 위한 공유 오피스와 카페 등으로 구성돼 있다. 카이스트와 충남대학교가 인접한 대학 상권 내 창업 특화 지역이자 비수도권 최초의 팁스타운 조성지로 꼽혀, 공모 첫날 완판을 기록하는 등 공모 단계부터 투자자들의 큰 관심을 모았다.
해당 자산은 2022년 12월 공모 이후 연 5%대 배당 수익을 꾸준히 제공해왔다. 매각 완료 시점 기준으로 배당 수익과 매각 차익을 포함한 누적 수익률은 약 15%대로 전망된다. 최종 수익률은 매각 절차가 종료된 이후 소유 앱을 통해 별도 공시될 예정이다.
이로써 대전 창업스페이스는 루센트블록 공모 자산 가운데 첫 번째 매각 사례로 기록됐다. 특히 전체 공모 참여의 약 60%가 대전 시민으로 구성, 지역 투자자가 참여한 자산이 실제 매각까지 이어졌다는 점에서 지역 기반 투자 모델의 실현 가능성을 보여주는 사례로 풀이된다.

Lucent Block (CEO Heo Se-young), the operator of the real estate token securities (STO) platform 'Soyou', announced on the 10th that the sale of the third public offering asset 'Daejeon Startup Space' was finalized as a result of the general meeting of beneficiaries.
Lucent Block held a beneficiary meeting through its app for 8 days from the 2nd to the 9th. Out of the total 182,000 voting shares, 64.3% participated in the electronic voting, and 96.8% of them voted in favor, so Daejeon Startup Space is scheduled to be sold for 920 million won (excluding VAT). The sale process will be jointly handled with Kyobo Asset Trust, the issuer of the asset's securities.
Daejeon Startup Space, located in Eoeun-dong, Yuseong-gu, Daejeon, is a three-story building with a total floor area of approximately 130 pyeong, consisting of shared offices and cafes for young entrepreneurs. It is a specialized startup area in a university district adjacent to KAIST and Chungnam National University, and is considered the first Tipstown development site outside the metropolitan area, so it has attracted great interest from investors since the public offering stage, recording a sellout on the first day of the public offering.
The asset has consistently provided a dividend yield of 5% per annum since its public offering in December 2022. The cumulative yield, including dividend income and capital gains, is expected to be around 15% as of the completion of the sale. The final yield will be separately disclosed through the ownership app after the sale process is completed.
With this, Daejeon Startup Space has been recorded as the first sale case among the Lucent Block public offering assets. In particular, approximately 60% of the total public offering participants are Daejeon citizens, and it is interpreted as a case showing the feasibility of a regional investment model in that assets in which local investors participated have actually been sold.

ルーセントブロックが去る2日から9日まで8日間所有アプリを通じて収益者総会を進行した。全体議決権182000株のうち64.3%が電子投票に参加し、このうち96.8%が賛成するにつれて、大田創業スペースは9億2千万ウォン(VAT別途)金額で売却される予定だ。売却手続は、当該資産の収益証券発行会社である京保資産信託と共同で担当する。
大田儒城区オウンドンに位置する大田創業スペースは、延べ面積約130坪規模の地上3階建てで、青年創業者のための共有オフィスやカフェなどで構成されている。カイストと忠南大学が隣接する大学商圏内創業特化地域で非首都圏初のティップスタウン造成地に挙げられ、公募初日の完売を記録するなど公募段階から投資家の大きな関心を集めた。
当該資産は2022年12月公募以後、年5%台の配当収益を着実に提供してきた。売却完了時点基準で配当収益と売却差益を含む累積収益率は約15％台と見込まれる。最終収益率は、売却手続きが終了した後、所有アプリを通じて別途公開される予定だ。
これで大田創業スペースはルセントブロック公募資産のうち最初の売却事例として記録された。特に全体公募参加の約60％が大田市民で構成され、地域投資家が参加した資産が実際の売却まで続いたという点で、地域ベースの投資モデルの実現可能性を示す事例として解釈される。

Lucent Block于2日至9日通过其应用程序举行了为期8天的受益人会议。在总计18.2万股投票股份中，64.3%的股份参与了电子投票，其中96.8%的股份投了赞成票，因此大田创业空间计划以9.2亿韩元（不含增值税）的价格出售。出售流程将与该资产证券发行人教保资产信托共同进行。
大田创业空间位于大田儒城区鱼云洞，是一栋三层建筑，总建筑面积约130坪，内设面向年轻创业者的共享办公室和咖啡馆。它是毗邻韩国科学技术院（KAIST）和忠南大学的大学区内的专业创业区，被认为是首都圈外首个Tipstown开发项目，自公开募股以来就吸引了众多投资者的关注，公开募股首日便售罄。
该资产自2022年12月公开发行以来，持续提供每年5%的股息收益率。截至出售完成，累计收益率（包括股息收入和资本收益）预计约为15%。最终收益率将在出售流程完成后通过所有权应用程序另行披露。
由此，大田创业空间成为朗讯区块公募资产中首例出售案例。值得一提的是，此次公募参与人数约60%为大田市民，当地投资者参与的资产实际出售，堪称区域投资模式可行性的案例。

Lucent Block a organisé une assemblée des bénéficiaires via son application mobile pendant huit jours, du 2 au 9. Sur les 182 000 actions avec droit de vote, 64,3 % ont participé au vote électronique, et 96,8 % ont voté en faveur. La vente de Daejeon Startup Space est donc prévue pour 920 millions de wons (hors TVA). La vente sera menée conjointement avec Kyobo Asset Trust, l'émetteur des titres de l'actif.
Situé à Eoeun-dong, Yuseong-gu, à Daejeon, le Daejeon Startup Space est un bâtiment de trois étages d'une superficie totale d'environ 130 pyeongs, composé de bureaux partagés et de cafés pour les jeunes entrepreneurs. Situé dans un quartier universitaire adjacent au KAIST et à l'Université nationale de Chungnam, il est considéré comme le premier site de développement de Tipstown en dehors de la zone métropolitaine. Il a suscité un vif intérêt auprès des investisseurs dès son introduction en bourse, enregistrant une vente massive dès le premier jour.
L'actif a régulièrement généré un rendement de dividende de 5 % par an depuis son introduction en bourse en décembre 2022. Le rendement cumulé, incluant les revenus de dividendes et les plus-values, devrait s'établir à environ 15 % à la clôture de la vente. Le rendement final sera communiqué séparément via l'application de gestion une fois la vente finalisée.
Ainsi, Daejeon Startup Space a été enregistré comme le premier cas de vente parmi les actifs de l'offre publique de Lucent Block. Plus précisément, environ 60 % des participants à l'offre publique sont des citoyens de Daejeon, ce qui illustre la faisabilité d'un modèle d'investissement régional, puisque des actifs ayant bénéficié de la participation d'investisseurs locaux ont été effectivement vendus.
