Caredoc secures KRW 31 billion in operational senior housing PF financing.

Caredoc (CEO Jae-Byeong Park) announced on the 21st that it has secured a total of 31 billion won in investment funds by attracting senior housing project financing (PF) based on its operating business through its premium senior housing brand, ‘Care Home Premiumo.’

This investment marks the first time the financial sector has focused on the operating profit structure of senior housing, and is expected to establish itself as a standard model for future nursing home PF financing. This exceptional performance by a leading senior housing company in a conservative investment environment is particularly noteworthy.

A key factor driving the investment was Caredoc's senior housing development and operation capabilities. Among domestic senior care companies, Caredoc possesses comprehensive development and operation capabilities across the entire senior housing landscape. Its operational system, focused on high-quality care and residential services, is recognized as a competitive advantage. Hyundai Motor Securities actively participated in the PF financing, leveraging Caredoc's stable residential operation model.

The project, "Care Home Premio," is a new high-end senior housing brand launched by Caredoc. Compared to existing "Care Homes," this model focuses on customized, premium facilities. Its senior-friendly design, integrated IoT and healthcare solutions, and differentiated service offerings create a high-quality residential environment. The project is currently underway in Gwonseon-gu, Suwon, Gyeonggi Province, with the implementing company and Care Operation, a specialized operator, overseeing development and operation.

Carehome Premium also boasts a stable investment return model. It signed a KRW 38 billion pre-sale contract with global investment firm Invesco, secured the trust of the financial sector through a construction completion contract with Namhwa Construction, a joint guarantee for the completion of the project with Korea CNT, and a managed land trust structure with Shinhan Asset Trust.

Caredoc is accelerating the expansion of its senior housing business, leveraging its expertise in the senior care market. By establishing a Senior Housing Design Lab in 2024, securing investment from Invesco, and launching Care Operation, a joint venture, Caredoc established Korea's first specialized senior housing operator. Building on this foundation, Caredoc is expanding its offerings to include diverse senior housing models, including nursing homes, senior welfare homes, and senior residences.

This PF funding is expected to spark a surge in large-scale investment by healthcare REITs and foreign capital across the senior housing industry. Caredoc plans to lead the growth of the premium senior housing market and contribute to the development of a culture of housing and care for seniors in Korea.
