Coles Dynamics invests a total of 1 billion won in Loca101.

Local startup accelerator CallsDynamics (CEO Kang Jong-su) is investing a total of over 1 billion won in three rounds in Roca101 (CEO Park Jun-gil), a proptech company that operates the premium goshiwon brand Pixel House, and is actively pursuing its venture studio strategy.

Since its launch in 2020, Roca101 has built over 60 locations nationwide, offering a total of 1,108 units, achieving a 0% business failure rate. Its core strategy is to lower the barrier to entry for young people and foreigners by requiring a deposit of 200,000 won and a minimum one-month contract. This is approximately one-fiftieth of the average deposit of 10 million won for a typical studio apartment. Monthly rent, including management fees, utilities, and a simple breakfast, is around 700,000 won, lower than the average monthly rent of 800,000 won for a studio apartment in Seoul.

Through this business model, Pixel House has achieved stable operating performance, achieving an average annual profit margin of 20% across both directly-operated and franchised stores. Based on this achievement, in January 2026, Loca101 was recognized for its contribution to regenerating approximately 4,879 pyeong (approximately 15,000 square feet) of unused space, providing 1,051 residential and lodging units. This achievement led to its selection as an Outstanding Social Venture by the Seoul Metropolitan Government and the Seoul Mayor's Award.

Coles Dynamics' latest investment stems from its experience operating the Urban Creators Unit (UCU), established in Sinchon, Seoul, in 2019. UCU is a mixed-use residential and commercial space designed to support local startups entering the metropolitan area.

ColzDynamics has invested over 1 billion won, exceeding typical seed funding, to nurture Loca101 through a company-building approach. Since its initial investment in 2020, it has supported the expansion of the Pixelhouse brand through three follow-up rounds. This represents the first example of a venture studio strategy that directly fosters companies in high-growth industries.

Loca101 aims to expand to 100 locations nationwide by 2026. It plans to expand into regional hubs like Busan and Jeollabuk-do and develop a youth housing model in collaboration with local governments. Furthermore, the company plans to expand beyond single locations into a multi-purpose space combining housing, storage, and office space through Pixel Zone, a remodeling project for small and medium-sized neighborhood buildings. The company is also considering the introduction of an AI-based rental management system and the creation of a blind fund with private equity firms and asset management companies.

Meanwhile, since its founding in 2013, CallsDynamics has focused on fostering local startups, achieving a cumulative total of 3,273 incubated businesses, 162 investment connections, and approximately KRW 41 billion in revenue. In 2025, it was selected as the operator of the Small and Medium Business Administration's LIPS program, continuing its commitment to fostering local entrepreneurial small business owners. Through the Sinchon UCU in Seoul and the local restaurant testbed, CallsDynamics continues to provide support that connects housing, work, and commercialization.
