Calls Dynamics invests a total of 1 billion won in Pixelspace.

Local startup accelerator Calls Dynamics (CEO Kang Jong-su) is investing a total of over 1 billion won in Pixel Space (CEO Park Jun-gil), a proptech company that operates the premium gosiwon brand 'Pixel House', over three rounds, and is putting its venture studio strategy into full swing.

Since opening its first location in 2020, Pixel House has maintained a 0% business failure rate, operating over 60 locations (1,108 rooms) nationwide over the past five years. Its core strategy is to lower the barrier to entry for young people and foreigners by offering a 200,000 won deposit and a minimum one-month contract. Considering that the deposit for a typical studio apartment is 10 million won, this is roughly one-fiftieth of that amount. Monthly rent, including management fees, utilities, and a simple breakfast, is around 700,000 won, lower than the average 800,000 won for a studio apartment in Seoul.

Through these innovations, Pixelhouse has achieved an average annual return of 20% for both direct and franchised stores, proving a business model that satisfies both investors and users. In January 2026, the company was recognized for its achievements in regenerating 4,879 pyeong (approximately 15,000 square feet) of space, providing 1,051 residential and lodging units. The company was selected as an outstanding social venture by the Seoul Metropolitan Government and received a commendation from the Mayor of Seoul.

Coles Dynamics' investment stemmed from its experience with the Urban Creators Unit (UCU), built in Sinchon, Seoul in 2019. UCU is a mixed-use residential and office space designed to help local startups expand into the metropolitan area. Companies like V Dream (Busan) and Indie J (Gwangju) have moved in and used it as a growth hub. CEO Kang Jong-soo explained the investment, saying, "After running UCU for six years, I've seen that housing is a core infrastructure for the startup ecosystem. Seeing Pixel House's 200,000 won deposit strategy convinced me that while UCU was primarily for entrepreneurs, Pixel House is a housing option for all young people."

ColzDynamics has nurtured Pixelspace through a company-building approach, investing over KRW 1 billion, exceeding typical seed investments (approximately KRW 200 million). Since its initial investment in 2020, the company has invested three times, supporting the expansion of the Pixelhouse brand.

Pixelspace aims to open 100 locations nationwide by 2026. It plans to expand into regional markets like Busan and North Jeolla Province and develop a youth housing model in collaboration with local governments. Furthermore, the company plans to expand beyond single locations to create a multi-purpose space combining housing, storage, and office space through a remodeling project called "Pixel Zone" (tentative name) for small and medium-sized neighborhood buildings. The company is also introducing an AI-based PMS (rental management system) to improve operational efficiency and is pursuing the formation of a blind fund with private equity firms and asset management companies.

Kang Jong-soo, CEO of CallsDynamics, stated, "The PixelSpace investment was a strategic decision to expand our investment scope beyond fostering small businesses to include housing innovation. The 200,000 won deposit is not just a number; it embodies our philosophy of solving the housing problem for young people." He added, "With the 20 billion won fund currently being established, we will continue to make extremely liberal investments in franchises, proptech, and growth companies, thereby strengthening our venture studio capabilities."

Park Jun-gil, CEO of Pixelspace, said, “Calls Dynamics’ continuous investment and advice have been the driving force behind the expansion of Pixel House.” He added, “We will contribute to solving youth housing problems and urban regeneration by creating a structure that turns abandoned spaces into places where people can live again and provides investors with stable profits.”
