Fast Five Expands Office Platform Business Based on Assetlight Strategy

Domestic office platform Fast Five (CEO Dae-il Kim) announced on the 29th that it will pursue business expansion centered on the Asset-light strategy.

The asset-right model involves operating office space through partnerships with building owners, without directly owning the building or making a large upfront investment, thereby increasing occupancy rates and profitability. Fast Five likens this model to the hotel industry, where the building owner holds the asset, while the operator generates revenue by attracting tenants and providing services.

Fast Five has established various asset-light operating models. As of January 2026, it operates 13 "Managed by Fast Five" locations, 15 "Revenue Share" locations, over 20 "Powered by Fast Five" locations, a building construction solution, and over 200 affiliated locations for its "FiveSpot" membership lounge model. The scope of operations and contract structure are flexibly designed to accommodate asset types and partner needs, and revenue generation plans include various methods, including operating fees, performance-linked payments, and revenue sharing.

In the recent office market, cost efficiency and operational stability have emerged as key priorities, driven by the convergence of corporate work styles and building owners' demands for vacancy management. With the proliferation of IT, software, and AI technologies rapidly transforming work patterns, companies are increasingly embracing offices with flexible operations and predictable cost structures. Building owners are seeking professional operating partners to reduce vacancy and ease the burden of leasing operations.

Fast Five plans to respond to market changes and maintain stable operational quality and efficiency through an expansion structure that reduces initial investment burden, leveraging the operating system, tenant network, and sales capabilities built over the past decade.
