The consortium of commercial real estate comprehensive service company Rsquare and Savills Korea has been selected as the sales advisor for 'A1 Dangsan', a major office asset located in Yeongdeungpo-gu, Seoul.
A1 Dangsan is a mid-sized office building with a total floor area of approximately 8,468 pyeong (approximately 28,000 sq ft) spanning 17 floors above ground and 6 floors below ground. Located just a two-minute walk from the transfer station for Lines 2 and 5, it boasts excellent accessibility to the city center and excellent business connectivity. Samsung Life Insurance is the anchor tenant, securing a stable cash flow through a long-term lease agreement.
The physical characteristics are also competitive. The eccentric core structure enhances space utilization, and its road corner location offers excellent visibility and accessibility. With 199 self-parking spaces, the building boasts excellent parking conditions for an office building in downtown Seoul.
The market assesses that the Dangsan-Yeongdeungpo area, where A1 Dangsan is located, is a region where demand for relocation of large and medium-sized enterprises is consistently observed, and has the potential for mid- to long-term asset value increase based on its function as a business district behind Yeouido and expansion of transportation and commercial infrastructure.
Last year, Alsquare surpassed KRW 2 trillion in sales advisory transactions, demonstrating its competitive edge in data-driven proptech advisory. Notable transactions include the successful sale of prime assets in key Seoul districts, including Centerpoint Gwanghwamun (KRW 432 billion), G Valley Biz Plaza in Gasan, H Square in Hapjeong, and Namsan N Tower in Myeongdong.
