According to "Carrot Real Estate," a real estate service provided by the local community Carrot, the most active real estate transaction area in 2025 was Jeju City, Jeju Island. The number of completed transactions posted in Jeju City increased approximately 2.5 times compared to 2024, recording the highest number among cities, counties, and districts nationwide. Overall transactions in Jeju also more than doubled.
Jeju's high transaction activity is attributed to a combination of the "Yeonse" rental system, where a year's rent is paid in one lump sum, and Carrot Real Estate's customized local services. 40.2% of completed transactions in Jeju were recorded as Yeonse.
Seoul's Gwanak-gu and Daejeon's Seo-gu districts, areas with a high concentration of single-person households, saw a high proportion of one-room apartment transactions. In Gwanak-gu, in particular, one-room apartments accounted for approximately 50.9% of all completed transactions, significantly exceeding the national average (approximately 29%). Gangnam-gu saw a surge in transactions focused on small officetels and one-room apartments.
Cities near industrial complexes also saw notable increases in transactions. Pyeongtaek and Siheung in Gyeonggi Province, and Gumi in North Gyeongsang Province ranked among the top ten, with transactions increasing by more than three times on average compared to 2024. Other cities in the top rankings include Songpa and Gangseo districts in Seoul, and Seo-gu in Incheon.
A Carrot Real Estate official stated, “We have confirmed that we are growing into a real estate platform tailored to the characteristics of each region, extending beyond the metropolitan area to major cities in the provinces,” and added, “We will continue to focus on creating an environment where users can trade with confidence based on neighborhood information.”
