Real Estate Planet Releases "2025 National Knowledge Industry Center Sales Market Trends Report"

Real Estate Planet announced on the 10th that it has published the '2025 National Knowledge Industry Center Sales Market Trend Report'.

According to the report, a total of 3,030 knowledge industry center sales transactions were recorded nationwide in 2025, totaling 1.2827 trillion won. This represents a 22.1% and 23.7% decrease, respectively, compared to the previous year's 3,889 transactions and 1.6803 trillion won. This analysis was conducted on 1,369 knowledge industry centers nationwide, with confirmed addresses and construction status as of the end of December 2025. Of these, 1,118 (81.7%) were located in the metropolitan area, while 251 (18.3%) were located outside the metropolitan area.

The average sale price per unit area of knowledge industry centers nationwide in 2025 will be 15.77 million won, a 6.7% decrease from the previous year's average of 16.9 million won. This indicates that transaction volume, which had temporarily increased since 2023, has now declined again.

A decline in transactions was also observed in the metropolitan area. In 2025, the number of transactions for knowledge industry centers in the metropolitan area reached 2,645, with a transaction value of KRW 1.1659 trillion, representing a 24.1% and 24.6% decrease, respectively, compared to the previous year. This represents 87.3% of the national total, and 90.9% of the total transaction value.

In non-metropolitan areas, the number of transactions decreased by 4.9% from 405 to 385, and the transaction amount also decreased by 13.3% from 134.7 billion won to 116.8 billion won.

Transactions in the Seoul area also declined. In 2025, the number of transactions in the Seoul Knowledge Industry Center reached 660, with a transaction value of KRW 479.7 billion. This represents a decrease of approximately 19.7% and 19.8%, respectively, compared to 2024 (822 transactions, KRW 598.5 billion).

Looking at it by quarter, it showed fluctuations, decreasing from 163 cases (KRW 134.8 billion) in the first quarter to 153 cases (KRW 114.2 billion) in the second quarter, then increasing to 215 cases (KRW 144.9 billion) in the third quarter, and then decreasing again to 129 cases (KRW 85.8 billion) in the fourth quarter.

Geumcheon-gu had the most transactions by district, with 250, followed by Yeongdeungpo-gu with 93, Songpa-gu with 91, Guro-gu with 81, Seongdong-gu with 67, and Gangbuk-gu with 66. Geumcheon-gu also recorded the highest transaction value, at 142.4 billion won. It was followed by Songpa-gu with 74.3 billion won, Seongdong-gu with 72.8 billion won, Yeongdeungpo-gu with 68.5 billion won, Gangseo-gu with 59.5 billion won, and Guro-gu with 53.8 billion won.

The average price per pyeong in Seoul's Knowledge Industry Centers was 25.01 million won, a 9.4% decrease from the previous year's average of 27.62 million won. Among the autonomous districts, Seongdong-gu had the highest price per pyeong at 38.84 million won, followed by Jung-gu (37.07 million won), Gangnam-gu (33.81 million won), Songpa-gu (32.61 million won), and Yeongdeungpo-gu (30.39 million won).

A declining trend in transactions was also observed in Gyeonggi Province. The number of transactions in Gyeonggi Province's knowledge industry centers in 2025 was 1,786, a 24.4% decrease from the previous year (2,362), falling below the annual average of 2,000 transactions that had been maintained since 2022. The transaction value also decreased by 26.6%, from KRW 859.4 billion to KRW 631 billion.

By quarter, there was a gradual decrease starting with 537 cases (KRW 195.3 billion) in the first quarter, 522 cases (KRW 199.1 billion) in the second quarter, 432 cases (KRW 142.6 billion) in the third quarter, and 295 cases (KRW 94 billion) in the fourth quarter.

By city and county in Gyeonggi Province, Hanam City had the most transactions with 222, followed by Anyang City with 201, Hwaseong City with 186, Seongnam City with 143, Bucheon City with 122, and Yongin City with 111. By transaction amount, Anyang City led the pack with 81.8 billion won, followed by Hanam City with 75.2 billion won, Seongnam City with 62 billion won, Yongin City with 55.6 billion won, Bucheon City with 51.4 billion won, and Hwaseong City with 47.4 billion won.

The average price per unit area in Gyeonggi Province's knowledge industry centers was 13.89 million won, a 6.3% decrease from the previous year's average of 14.82 million won. By region, Guri City recorded the highest price at 18.92 million won, followed by Osan City at 18.44 million won, Namyangju City at 18.14 million won, Hanam City at 16.52 million won, and Anyang City at 16 million won.

Real Estate Planet analyzed that the knowledge industry center market in 2025 will fail to maintain the previous year's rebound and will enter a period of adjustment, with both transaction volume and prices declining. The company attributed the overall market contraction to a decline in transactions in the metropolitan area, while the burden of vacancy, rising financial costs, and macroeconomic uncertainty also impacted investor sentiment.
