
Alsquare, a comprehensive commercial real estate services company, announced on the 12th that it will be providing advisory services for the sale of 'Tower 107', a newly built prime office building located in the Seoul CBD.
Alsquare's investment advisory division has recently completed a series of large-scale advisory projects in key business districts in Seoul and Bundang, including A-One Dangsan, N Tower Garden, and Centerpoint Gwanghwamun. With the Tower 107 advisory, the company is expected to further expand its business base in the office asset advisory sector.
Tower 107 is a mixed-use building combining office and neighborhood amenities, located in the Cho-dong 107-1 area of Jung-gu, Seoul. Constructed from five basement levels to 16 floors above ground, it is a mid-to-large-sized office asset with a total floor area of approximately 38,856 square meters.
Completed in 2025, this new building is considered a relatively high-quality asset in a downtown office market dominated by older buildings. Tenants include highly creditworthy companies like SK and Samsung Fire & Marine Insurance, maintaining stable rental rates. Furthermore, the office space features a second-floor lounge and conference space, offering amenities for tenants, making it a core asset expected to attract large corporate headquarters in the future.
Its location is also competitive. It's conveniently located near three subway stations, serving subway lines 2, 3, and 4, and offers easy access to major business districts in the CBD, including Euljiro, Jongno, and Myeongdong.
The building's design is also considered a strength. Its center-core structure maximizes space utilization, and its 2.8-meter ceiling height provides an open work environment. Companies in various industries, including IT and finance, can create customized office spaces, offering a wide range of rental options.
Another notable feature is that it has achieved LEED Gold, an environmentally friendly building certification. This makes it an attractive investment asset for institutional investors who consider ESG standards.

Meanwhile, in the recent commercial real estate market, institutional investors are making selective investments, focusing on newly built prime offices, and competition among advisory firms is also gradually increasing.
