Caredoc Launches B2B Solution for Apartment Community, 'Heritage Center'

– Launch of a premium senior community complex infrastructure solution applicable to the development of apartment complexes

– Premium community-based facilities with integrated care services… Supporting implementation of AIP within complexes and communities

Public contribution and donation acceptance can be realized as an effective senior care facility in private development

Senior total care company Caredoc (CEO Jae-Byeong Park) announced the launch of ‘Heritage Center,’ a B2B solution for the construction industry for the development of senior care complex spaces in apartment complexes.

The Heritage Center is a 'one-stop care' complex facility that provides comprehensive senior care services, from short-term and long-term residential services to day and night care and home visit nursing. The brand name contains the meaning of a space for preserving and passing down heritage. It has the concept of a premium community infrastructure that can further enhance the value of residence in the era of hyper-aging by breaking away from the old image of existing senior facilities such as senior centers and welfare centers and supporting AIP (Aging in Place, continuing to reside in the community).

In particular, it is considered a differentiating factor that it has an integrated support system that covers the entire senior care as a community center beyond simple care. The center is composed of a space and services that provide one-stop ▲short-term and long-term housing support ▲long-term care ▲nursing ▲health management center ▲day and night care ▲rehabilitation ▲housework counseling services. Another feature is that it has increased the convenience of service use for seniors in the area and complex by making it accessible within a 15-minute walk.

Caredoc Heritage Center provides comprehensive design and operation solution consulting by area from the facility installation stage. At the same time, it significantly reduces the management and operation burden of the developer through post-consignment operation or masterless method through standardized operation manual. Customized design is also possible according to building type, complex size, location conditions, and space characteristics. Separate building configuration or expanded operation within neighborhood living facilities can also be flexibly applied.

It is also noteworthy that it is a solution that can reduce the burden of public contribution and donations within the business while establishing a practical local community senior care infrastructure. The government is recommending the installation of senior care facilities during real estate development in order to establish a local community care system. The Seoul Metropolitan Government's recently announced comprehensive plan to respond to the super-aging society, the '9988 Seoul Project', also announced that it will begin expanding silver and day care centers through public contributions during redevelopment and reconstruction. The Heritage Center is expected to be a practical private solution that is in line with this government policy direction. It can also be applied to all urban regeneration projects such as new housing construction, redevelopment and reconstruction, and street housing maintenance projects. In the case of mixed-use buildings, it can also have the effect of reducing the burden of selling commercial properties.

Its function as a senior care hub that can resolve the gap in community care is also drawing attention. In the case of existing popular residential areas, there were many cases where fragmented services were used at high prices due to the lack of senior care infrastructure, or where residents had no choice but to move to a nursing facility. The Heritage Center is expected to establish itself as a practical senior care hub that supports the stabilization of care in the region by intuitively and integratedly providing senior care services according to the life cycle in one facility.

Caredoc plans to continue to strengthen the premium senior life care identity of Heritage Center based on differentiated services and branding. Unlike existing senior facilities, the strategy is to reduce resistance from local residents and establish a position as a premium core infrastructure within the complex along with daycare centers and community centers. When the center is introduced, it is expected to have the effect of increasing residential stability and increasing the sales rate as it will be able to provide integrated and organic care services in close proximity to the residential area.

Caredoc plans to present an integrated senior care model that efficiently combines the resources and know-how it has accumulated through the Heritage Center. Caredoc has continuously internalized its expertise in planning and operating senior facilities by establishing a separate senior housing design research institute and announcing a related guideline system. In particular, Care Operation, a senior housing specialized operation company under its umbrella, has developed and supplied senior housing facilities of various grades and has accumulated a wealth of experience in consignment operation according to service modules. Based on this expertise and market reliability, Caredoc has been recognized for its competitiveness in the senior housing development sector and has attracted a surprise investment from various investment companies such as Invesco.

Caredoc CEO Jae-Byeong Park said, “As the need for creating a senior-friendly residential environment increases in the era of super-aging, the importance of AIP support infrastructure that can support independent retirement life is growing.” He added, “We hope that the Heritage Center can play a role in alleviating the burden of care within the local community as an innovative public contribution model within the private sector that responds to this need.”
