상업용 부동산 종합 서비스 기업 알스퀘어가 서울 도심업무지구(CBD)에 자리한 신축 프라임 오피스 ‘타워107’의 매각 자문 업무를 진행한다고 12일 밝혔다.
알스퀘어 투자자문 사업부문은 최근 ‘에이원 당산’, ‘N타워가든’, ‘센터포인트 광화문’ 등 서울과 분당 주요 업무권역에서 대형 자문 프로젝트를 잇달아 수행해 왔다. 이번 타워107 자문까지 맡게 되면서 오피스 자산 자문 분야에서의 사업 기반을 더욱 확대하고 있다는 평가다.
타워107은 서울 중구 초동 107-1 일대에 위치한 업무시설과 근린생활시설이 결합된 복합 건물이다. 지하 5층부터 지상 16층까지 조성됐으며, 연면적은 약 3만8856㎡ 규모의 중대형 오피스 자산이다.
2025년에 준공된 신규 건물로, 노후 건물이 많은 도심 오피스 시장에서 비교적 높은 사양을 갖춘 신규 자산으로 평가된다. SK와 삼성화재해상보험 등 신용도가 높은 기업들이 임차해 안정적인 임대율을 유지하고 있다. 또한 2층에 입주사 전용 라운지와 회의 공간 등 편의시설을 갖춘 오피스로, 향후 대기업 사옥 수요까지 기대되는 코어 자산으로 평가된다.

한편 최근 상업용 부동산 시장에서는 신축 프라임 오피스를 중심으로 기관투자자의 선별적 투자 움직임이 이어지며 자문사 간 경쟁도 점차 확대되는 추세다.

Completed in 2025, this new building is considered a relatively high-quality asset in a downtown office market dominated by older buildings. Tenants include highly creditworthy companies like SK and Samsung Fire & Marine Insurance, maintaining stable rental rates. Furthermore, the office space features a second-floor lounge and conference space, offering amenities for tenants, making it a core asset expected to attract large corporate headquarters in the future.
Its location is also competitive. It's conveniently located near three subway stations, serving subway lines 2, 3, and 4, and offers easy access to major business districts in the CBD, including Euljiro, Jongno, and Myeongdong.

Meanwhile, in the recent commercial real estate market, institutional investors are making selective investments, focusing on newly built prime offices, and competition among advisory firms is also gradually increasing.
